Larimer County Commissioners Seek Input on Floodplain Regulations

FOR IMMEDIATE RELEASE:

Fort Collins, CO – The Larimer County Board of Commissioners is looking at potential changes for the County’s Floodplain Code Regulations, Section 4.2.2 of the Larimer County Land Use Code. Public input is being sought and three meetings have been scheduled for this, they are:

Big Thompson Canyon:

Date:  Tuesday, March 17th, 2015;

Time:  6-8pm

Place: Big Thompson Canyon Association Bldg – 1479 W Hwy 34, Drake CO

LaPorte Area:

Date:  Tuesday, March 24th, 2015;

Time:  6:30-8:30pm

Place:  Cache La Poudre Middle School, Auxiliary Gym Room 122 – 3515 CR 54G, LaPorte 

Berthoud Area:

Date:  Tuesday, March 31st, 2015;

Time:  6-8pm

Place:  Berthoud  Community Hall – 248 Welch Ave, Berthoud

why is there no meetings in Estes Park when it is so vital to this area. The Floodplain Regulations could put every business owner downtown out of business . The same thing is happening in Loveland as well . Estes Park has been denied grants for mitigation that would pull the businesses downtown out of the flood plain so without a discussion on Estes Floodplain Regualtions I see the inevitable happening.

Hi Donna, This doesn't have anything to do with FEMA mapping. It has to do with Larimer County flood plain regulations. You are welcome to attend any of the meetings at the three designated locations. Could you send me a copy of the current Larimer County Land Use Floodplan? Just the section 4.2.2 will work. So we know where were starting from before this meeting.

Property location: 2640 Highway 34 in the Big Thompson Canyon.
My understanding of the articles in the Coloradoan to which you made reference, “Under current county code, homes in a floodway that are damaged beyond 50 percent of their market value, no matter the cause, cannot be rebuilt.”
In my opinion, damage by fire or vehicle should not be included in this code. Homes in the floodway should be treated the same as homes outside a floodway that are damaged by fire or vehicle. The floodway should not be used as a guideline in any kind of damage except flood.
I agree with the county considering a rule change that would allow rebuilding structures damaged by something other than a flood, such as a fire or vehicle, as long as the new structure meets “local building codes”. I also think they should include damage by falling rocks. So, striking the clause dictating that structure damage could come from any source, would be fair so the 50 percent rule would only pertain to flood damage.
